7 Signs Your Roof Is Failing (And What Each One Means)

Sagging decking, active ceiling stains and daylight through the roof deck mean call now. Missing shingles after a storm mean call this week. Curling, heavy granule loss and moss are slower signals you can plan around, and algae streaking alone is cosmetic.

One symptom confined to one slope is usually a repair. The same symptom showing up across several roof planes on a roof past roughly 20 years is almost always a replacement conversation instead.

What a Failing Roof Actually Looks Like

A roof rarely fails on a single day. It fails over several seasons, and it announces the process in ways you can see from the driveway, from a second-floor window, or from inside your attic with a flashlight. The difficulty is that each individual message looks minor on its own: a few dark streaks along the north slope, a handful of grit at the bottom of a downspout, one shingle out of line after a windy night. Most Atlantic County homeowners call a roofer only once water shows on a ceiling, and by then the sheathing above it has usually been damp for months.

The seven symptoms below are the ones that actually track with a roof running out of service life. Each entry gives you the same four things: what the symptom looks like, what is physically happening inside the roof assembly to produce it, how fast you need to act on it, and what normally resolves it. Some are genuinely urgent. Others are cosmetic and can wait until you are ready to plan the work. Telling those two groups apart is what keeps a $400 to $1,800 repair from turning into a replacement nobody budgeted for.

Sign 1: Shingles That Curl, Cup or Claw

Stand at the corner of the house and look across the roof plane at a low angle rather than straight on. A healthy asphalt roof reads as a flat, uniform field. A failing one reads as texture. Cupping turns the corners and side edges of each tab upward so the shingle holds a shallow bowl. Clawing does the opposite, pinning the edges down while the center of the tab bulges. Curling is the general term for both. All three shapes throw shadows in low morning or evening light, which is why the same roof can look fine at noon and obviously tired at seven in the evening.

The mechanism is the asphalt mat itself. Shingles absorb and release moisture through every wet-dry and freeze-thaw cycle, and the volatile oils that keep asphalt flexible slowly bake out under sun and trapped attic heat. As the mat dries and shrinks, it no longer lies flat against the deck. Poor attic ventilation accelerates this dramatically, which is why one house on a block can show heavy curling while its neighbor does not. Once a shingle has deformed, it will not lie back down. It also cannot seal to the course below it, so its wind resistance is gone.

Urgency: months, not days. Curling by itself does not leak immediately. What it means is that the roof has entered the last phase of its life, and the next strong nor'easter has a much easier time lifting tabs. Spot-replacing individual curled shingles almost never works, because the surrounding shingles are the same age and the same condition. When curling covers a full plane, price out replacement rather than patching.

Sign 2: Granules in the Gutters and at the Splash Blocks

The colored mineral granules on an asphalt shingle are not decoration. They are the layer that blocks ultraviolet light from reaching the asphalt underneath. The Asphalt Roofing Manufacturers Association technical library describes granule surfacing as the shingle's primary protection against UV degradation, and once enough of it is gone, the exposed asphalt oxidizes fast. Look in the gutter troughs, at the splash block under each downspout, and along the drip edge after a hard rain. Coarse, sandy sediment that looks like the shingle color is granule loss.

Some shedding is normal and means nothing. A newly installed roof sheds loose granules for the first few rainfalls, and that stops. What matters is sustained loss on a roof that is no longer new, and especially bald patches you can see from the ground where the shingle surface has gone dark, shiny or blotchy compared to the rest of the plane. Those smooth spots are asphalt with nothing over it. They are the areas that will crack, blister and open first.

Urgency: months. Granule loss is a countdown, not an emergency. But it is the single most reliable way to tell whether a roof that still looks acceptable from the street actually has years left. If you are seeing a cup of grit in the gutter every season and visible bald areas on more than one slope, you are near the end.

  • Normal: a light dusting of granules in the first month after installation, then it stops.
  • Watch: a steady trickle of granules after every heavy rain on a roof over 12 years old.
  • Concerning: dark, smooth, shiny patches visible from the ground on more than one plane.
  • Serious: granules piled deep enough at a splash block to hold a footprint.
  • Check the gutters for grit when you clean them each fall so you have a year-over-year comparison.

Sign 3: Daylight, Damp Sheathing or Dark Stains in the Attic

The attic is the most useful vantage point you have, and almost nobody uses it. Go up after dark with the attic light switched off and let your eyes adjust for a minute or two, then look at the underside of the roof deck. Pinholes of daylight the next morning, or streetlight glow at night, mean gaps in the sheathing or around a penetration. In daytime, run a flashlight along the rafters and the plywood between them. You are looking for dark rings around nail shanks, black or grey staining that fans downward along a rafter, and any plywood that has gone soft, wavy or visibly separated into layers.

Delaminated sheathing means the plies of the plywood have absorbed water and pulled apart. A dark halo around a nail means condensation or a slow leak has been wetting that point repeatedly. Both are the earliest reliable warnings you will get, because they appear long before water is anywhere near your drywall. InterNACHI's roof inspection reference treats attic inspection as a core part of evaluating a roof for exactly this reason: the top surface can look presentable while the deck underneath is already compromised.

Urgency: days. Visible daylight through the deck means an open path for water and needs to be closed before the next rain. Damp or stained sheathing without daylight means you have an active moisture problem to trace, which could be a leak or could be condensation from a bath fan venting into the attic instead of outdoors. Either way, do not wait a season on it.

  • Bring a bright flashlight and check after dark first, then again in daylight.
  • Look at the sheathing directly above every plumbing vent, chimney and bathroom fan.
  • Press a fingertip on suspicious plywood; sound wood is firm, failing wood gives.
  • Photograph anything questionable with a landmark in frame so you can find it again.
  • Note whether insulation underneath is matted or damp, which points to where water lands.
  • Never step between joists; put your weight only on framing or a laid board.

Sign 4: Ceiling and Wall Stains Inside the House

A brown or yellow ring on a bedroom ceiling is the symptom people recognize, and it is also the one most often misread. Water entering at a failed pipe boot or a lifted flashing does not fall straight down. It runs along the top of the sheathing until it meets a rafter, travels down that rafter until something interrupts it, then drips. That path can be ten or fifteen feet long. The stain on your ceiling is rarely under the hole in your roof, which is why chasing a leak from inside without an attic inspection wastes so much time.

The stain also tells you about timing. A crisp brown ring with a defined edge is usually a repeated event, each cycle depositing minerals a little further out. A soft, spreading damp patch with no hard edge is active right now. Bubbling paint, a sagging drywall seam or a musty smell in a closet on the top floor all mean the cavity above has held water long enough for mold to become a real concern rather than a hypothetical one.

Urgency: this week, and same-day if the stain is growing while you watch it. Put a container under any active drip, move what is below it, and get someone into the attic to find the actual entry point. Sign 5: Missing, Creased or Lifted Shingles After Wind

Coastal Atlantic County roofs live with wind that inland roofs do not see. Sustained ocean wind on the barrier islands, from Brigantine down through Ventnor, Margate and Longport, works at shingle edges constantly, and the National Weather Service Mount Holly office regularly issues wind advisories for the shore counties during nor'easter season. Wind does not usually tear shingles off at random. It finds an edge that has already lost its seal, gets underneath it, and levers it up.

After any hard blow, walk the property and look at the ground and in the shrubs for shingle pieces, then look up at the field of the roof for out-of-line tabs and at the ridge for anything standing proud. The subtler and more important finding is a crease: a hard horizontal line across a shingle that is still in place. That crease is a fracture in the mat. The shingle was folded back by wind and dropped again, and it will fail along that line. From the ground a crease reads as a faint dark stripe running the width of a tab.

The other half of this is the sealant strip. Every asphalt shingle bonds to the one below it with an adhesive strip that softens in the sun and sets. Age, granule loss and cold-weather installation all weaken that bond. Once a strip lets go on a slope, wind has a handhold on every course above it.

Urgency: this week. Missing shingles are an open deck. Creased shingles are a leak scheduled for later. Both are usually a repair rather than a replacement, unless the wind found a dozen different places to grab, which tells you the sealant has failed roof-wide.

  • Check the windward slope first, which on most Atlantic County homes faces east or northeast.
  • Look along the ridge cap and hip lines, where uplift pressure is highest.
  • Search the yard, gutters and neighbors' bushes for shingle fragments after a storm.
  • Photograph everything with a timestamp before any repair, in case you file a claim.
  • Flag creased-but-attached shingles to your roofer; they are easy to miss from the ground.

Sign 6: A Sagging Ridge or Soft, Spongy Decking

Look at the ridge line of your house against the sky from across the street. It should be dead straight. A dip in the middle, a wave along its length, or a visible curve between two rafters means the structure holding the roof up has moved. On a walkable roof, the same problem feels like a trampoline: the deck flexes underfoot instead of feeling solid. Roofers describe this as spongy, and it is the finding that changes a job from routine to structural.

The cause is almost always long-term water. Sheathing that stays wet loses strength, fasteners lose their grip in soft wood, and eventually a rafter or truss chord that has been wet at a leak point for years begins to give. Older shore housing stock makes this worse in two ways. Multiple layers of shingles pile dead load onto framing sized for one, and porch and addition roofs framed decades ago were often built light to begin with.

Urgency: immediate. This is the most serious sign on the list and the only one that carries a safety consideration rather than just a water one. Stay off the roof entirely and get it evaluated. Repairs here mean tearing off to the deck, replacing rotten sheathing, sistering or replacing damaged framing, and then roofing over sound structure, which is why a sag almost always lands in the $9,000 to $25,000 replacement range for a typical New Jersey home rather than being a patch.

  • Sight the ridge from directly across the street, not from the sidewalk below it.
  • Compare your roofline to the same house style elsewhere on the block.
  • Look for a dip that lines up with a chimney, valley or old skylight opening.
  • Check the attic below the dip for cracked, split or blackened rafters.
  • Do not walk a roof that flexes; the deck is what would be holding your weight.

Sign 7: Moss, Dark Algae Streaking and Lichen

These three get lumped together and they are not the same thing. Algae is a bacterium that feeds on the limestone filler in asphalt shingles and shows up as vertical black or dark grey streaks running down a slope. It stains, and that is essentially all it does. Moss is a plant with a shallow root structure that grows in a spongy green mat, usually starting at the horizontal lap where two courses overlap. Lichen is a fungus and alga growing together, and it appears as flat crusty patches that bond tightly to the granule surface and pull granules away when they are removed.

Moss is the one that damages a roof. The mat holds water against the shingle indefinitely instead of letting it run off, and as it thickens it physically lifts the bottom edge of the course above, creating a channel for wind-driven rain to get underneath. In the Pinelands towns, Hammonton, Folsom, Estell Manor and Weymouth Township, tree cover keeps north-facing slopes damp and shaded for most of the day, and that is where moss establishes first. Barrier-island roofs with open sky exposure usually show algae streaking instead.

Urgency: monitor for algae, months for moss. Never pressure wash an asphalt roof. The pressure strips the granule layer far more effectively than it removes the growth, and it drives water up under the courses. Gentle treatment with a manufacturer-approved cleaner, followed by zinc or copper strips installed near the ridge, is the correct approach. Trimming the limbs that shade the slope does more good than any cleaning.

Reading the Signs Together: One Plane or the Whole Roof

A single symptom in a single location is a repair. Three missing shingles on the west slope, one stained rafter under a plumbing vent, a moss patch in one shaded corner: each of those has a defined cause with a defined fix. What changes the conversation is repetition. The same symptom appearing on the front slope, the back slope and the garage means you are not looking at an event that damaged one area. You are looking at material that has reached the end of its service life everywhere at once, because it was all installed on the same day.

Age is the overlay that decides how to read everything above. InterNACHI's standard life expectancy chart puts typical three-tab asphalt shingles around 20 years and architectural laminated shingles somewhat longer, with real-world results shortened by heat, poor ventilation and salt-laden coastal air. A roof at eight years showing granule loss has a defect or a ventilation problem worth diagnosing. The same roof at 22 years is simply finished. If you do not know the age, look for a permit record with your municipality or a date written inside the attic by the previous crew.

  • One symptom repeated across every plane: plan for replacement.
  • Any structural sag or soft decking at any age: stop and get it evaluated now.
  • Two or more layers of shingles already on the deck: a tear-off is required either way.
  • Roof past 20 years with two or more signs present: replacement is the realistic answer.

How to Check Your Own Roof Safely

You can do a genuinely useful survey without a ladder. Binoculars from the ground, taken from all four sides of the house at a low angle, will show you curling, missing tabs, creases, moss and bald patches. Do it twice a year and after every significant storm, and take photos from the same standing spots each time so you can compare. A phone camera at maximum zoom works if you brace it against something. The attic half of the inspection matters just as much, and it costs nothing but a flashlight and twenty minutes.

The safety rule is simple and not negotiable: do not climb onto the roof. Falls from roofs and ladders injure homeowners every year, and a wet, mossy, steep or already-soft deck removes whatever margin you had. The American Society of Home Inspectors and other inspection bodies specifically train inspectors to evaluate roofs from the ground, from a ladder at the eave, and from inside the attic when walking the surface is unsafe. If a professional will not walk a compromised roof, neither should you.

  • Use binoculars or a zoom lens from all four elevations, in morning or evening light.
  • Check gutters and splash blocks for granule sediment while you are down there.
  • Inspect the attic after dark for daylight, then in daytime for stains and soft plywood.
  • Walk the perimeter after every nor'easter and look for shingle debris on the ground.
  • Never go up on a wet, icy, steep or spongy roof, and never work a ladder alone.

What a Professional Inspection Adds That You Cannot See

Most roofs do not leak through the field of the shingles. They leak at the interruptions: step flashing where a roof meets a wall, counterflashing at a chimney, the rubber boot around each plumbing vent, valley metal, and skylight curbs. Rubber pipe boots in particular are a known weak point, since the collar cracks from UV exposure years before the surrounding shingles wear out. None of that is visible from the ground with binoculars, and a lot of it is not obvious from a ladder either.

An inspector on the roof also gathers information you have no way to collect. Whether nail heads have backed out and tented the shingle above them. Whether the fasteners were driven high above the nail line, which voids wind performance. Whether intake ventilation at the soffits is blocked by insulation while ridge vent sits open above it, starving the attic of airflow. Whether the deck feels solid under boot pressure in every area. The National Roofing Contractors Association publishes the installation and ventilation standards that this kind of evaluation is measured against.

Keeping a Roof From Failing Early

Most of the roofs that fail well before their expected life do so for reasons that were fixable. Ventilation is the biggest one. An attic needs balanced intake at the soffits and exhaust at the ridge, and blocking the intake with insulation while leaving a ridge vent open does close to nothing. Trapped summer heat cooks the shingles from below and cuts years off the roof. Winter moisture that cannot escape condenses on the underside of the deck and rots the plywood from the attic side, where you will not see it until you go looking.

The rest is maintenance you can schedule. Under Pine Barrens tree cover, gutters and valleys pack with needles and leaves fast, and a blocked valley backs water sideways under the shingles. Overhanging limbs drop debris, shade slopes into moss, and occasionally take a chunk out of the roof in a storm. Pipe boots crack. Sealant at flashing joints shrinks. None of this is expensive to stay ahead of compared to what it prevents.

Set two checks a year: one in early fall before nor'easter season, one in spring after the freeze-thaw cycles are done. Clear the gutters, look at the roof through binoculars, spend ten minutes in the attic, and note anything that changed since last time. A roof that gets looked at twice a year almost never surprises anyone.
