Its seams are heat-welded rather than adhered, which produces a joint that is genuinely stronger than the sheet itself when it is welded correctly. The catch is that weld quality is entirely dependent on the installer, and a cold weld looks fine on day one and separates two years later.

Ponding Water: What It Actually Does to a Roof
A flat roof is not flat. It is built with a slight slope, usually around a quarter inch of fall per foot, so water moves toward drains or scuppers instead of sitting. Homeowners often see it and assume it is normal for a flat roof. It is not.
Standing water does several kinds of damage at once. It magnifies ultraviolet exposure at the membrane surface. It grows algae and organic debris that hold moisture continuously. It adds real weight, since water is heavy enough that a large pond can deflect the deck and deepen the pond in a self-reinforcing cycle. The causes are diagnosable. A blocked internal drain or scupper is the easiest and cheapest fix. Crushed or compressed insulation from foot traffic creates a low spot. A sagging deck from long-term moisture or an undersized structure creates a broader one. Seam Failure: The Number One Leak Source
Ask anyone who repairs flat roofs where the leaks are and the answer is seams. A membrane roof is a field of sheets, and everywhere two sheets meet there is a joint that has to stay watertight for the life of the roof while the assembly expands, contracts, gets walked on and takes weather. The middle of a sheet is rarely the problem. The joint between sheets almost always is.
How they fail depends on the system. Adhered EPDM seams fail as the tape or adhesive ages and loses grip, particularly at the edges where water sits and works inward, and the classic sign is a lap edge you can lift slightly with a finger. Heat-welded TPO seams fail where the weld was cold or inconsistent, and they separate cleanly. Modified bitumen laps fail where the torch or adhesive did not achieve full contact, or where thermal movement has worked the lap open over years.
The wrong repair is the one we find most often: a smear of roof cement or a strip of aluminum-faced tape slapped over the lap. It sheds water for a season, then cracks, and now it also hides the real seam from anyone inspecting later. Correct repair means cleaning and priming the area, cutting back to sound material where needed, and applying a compatible patch or re-welding the seam using the system's own materials. It costs somewhat more than a tube of sealant and it is the difference between a fix and a delay.
Flashing at Parapets, Walls, and Curbs
The second great source of flat roof leaks is anywhere the roof stops being horizontal. The membrane has to run up the inside face, over the top, and be capped or counterflashed so water running down the wall cannot get behind it. Wall junctions on additions have a related problem. Membrane termination bars and counterflashing must be integrated with the siding above them so runoff sheds over the top of the flashing, not behind it. That history has consequences for repair. These roofs are frequently small, which sounds simple and is not, because a small roof can carry as many penetrations, transitions and wall junctions as a large one while offering less membrane area to work with. Many have been re-roofed several times, so there are layers of previous material underneath and nobody documented what is down there. And a lot of them were installed by whoever was doing the addition rather than by a roofer.
They also sit directly over living space more often than a main roof does. A leak in a flat porch roof shows up as a ceiling stain in the room below within hours, not as slow attic damage discovered later. Drainage: Drains, Scuppers, and Where Water Is Supposed to Go

It is the wrong choice when the insulation below is saturated, because you are sealing wet material inside the assembly permanently, and that moisture will find its way into the deck.
Full replacement means tearing off to the deck, replacing wet or damaged insulation and any compromised sheathing, correcting the slope with tapered insulation where the original roof had none, and installing a new membrane with all new flashings and terminations. It is the expensive answer and it is the only one that resets the clock and fixes underlying drainage geometry. When someone has been paying for repairs annually for several years, replacement is usually the cheaper path in hindsight.
Diagnosing a Leak That Is Not Where the Stain Is
The most common mistake in flat roof repair is patching directly above the ceiling stain. Water entering a low-slope roof lands on the deck or on top of the insulation and then travels laterally along the path of least resistance until it finds a seam in the sheathing, a fastener hole or a joint to drop through. On a roof that is nearly level, that lateral run can be a considerable distance, and the entry point may be at a wall junction on the far side of the roof.
So we work backward from the physical evidence rather than from the stain. That means examining every seam and termination systematically, checking each penetration, looking at the underside of the deck from an attic or crawl space where one exists, and probing for soft insulation that indicates where water has been collecting. Where the geometry allows, controlled water testing that isolates one area at a time is the most definitive method available.
This is also why a proper diagnosis is worth paying for even when it takes an hour of poking around on a small roof. A correctly located repair ends the leak. A guessed repair costs the same money, does not stop the water, and convinces the homeowner that flat roofs simply cannot be fixed. They can. They just have to be diagnosed first.
Winter, Summer, and What Weather Does to Low-Slope Roofs
Flat roofs take a harsher thermal beating than pitched roofs. A dark membrane in direct summer sun reaches temperatures far above the air temperature, and it does so day after day. That heat drives ultraviolet degradation, accelerates the aging of adhesives and sealants, and makes the whole assembly expand. At night it contracts.
