Roofing in Galloway Township: Where to Start

Galloway is not one roofing market, it is several. A 1990s subdivision house off Jimmie Leeds Road, a bungalow on the White Horse Pike that has been there since before the war, and a house on two acres of pines out toward Oceanville all fail in different ways and on different timetables. Advice that ignores which of those you own is not worth much.

So the first thing we do is come and look, at no charge. That means walking the roof where it is safe, photographing the field and every penetration, checking the valleys and wall junctions, looking at what the trees are doing to the north slopes, and getting into the attic if there is a hatch. Two houses can share a municipality, a school district and a tax rate while sitting in genuinely different microclimates.

For roofing that has practical consequences. Eastern Galloway, closer to Reeds Bay and the marsh, gets a share of salt-bearing air, which shortens the life of galvanised flashing and exposed fasteners. Western and northern Galloway is deep in tree cover, which means shade, moisture retention, organic debris and impact risk. The middle, around the newer developments, sits somewhere between the two with open sky and reasonable exposure.

Then there is physical damage. Overhanging limbs abrade granules off the surface every time it blows, and a falling limb during a summer storm or a heavy wet snow can punch straight through the deck. You can learn a surprising amount without a ladder. Stand back far enough to see a whole slope at once and compare the north and south faces of the same roof. If they look like they came from different houses, the shaded side is losing the race and that is where a leak will eventually start.

Look for shingle tabs that are lifted, missing or sitting out of line, dark rectangular patches where the granule layer is gone, and moss growing along the horizontal course lines. Check the ridge line for a dip or a wave; a sagging ridge is a structural signal rather than a surface one and it moves the conversation from shingles to framing.

Inside, look at ceilings on the top floor after a long rain, particularly near chimneys, bathrooms and where an addition meets the original house. In the attic, look for daylight, for staining that runs down the underside of the rafters, and for insulation that is compressed and dark in one spot — that spot is directly under something that has been getting wet.

The recurring issues on older Galloway housing are layered roofing, undersized or nonexistent ventilation, and flashing details that were done to the standards of their day. Multiple shingle layers hide the deck condition entirely and add weight the framing was not designed for. Older roofs frequently have no soffit intake at all, because when they were built nobody was insulating attics to modern depths and the assembly breathed by accident.

Additions are the other theme. A house that has grown over sixty years has grown roof planes, and every place a newer roof meets an older wall is a junction that depends on flashing rather than gravity. Those junctions are where we find the majority of leaks on older Pike-corridor homes, and they are frequently the original flashing, reused by whoever last shingled over the top.

On these houses a tear-off is nearly always the right call rather than another overlay. It is the only way to see what the deck is doing, it is required by code where a second layer already exists, and it is the only opportunity to correct ventilation and rebuild the flashing properly.

Flat and low-slope areas — porch roofs, additions, garage extensions, sunrooms — need EPDM or TPO membrane. Shingles on a slope too shallow to shed water is one of the most common causes of the mystery leaks we get called out to, and no amount of sealant makes it right.
