How It Works
Inspection and honest diagnosis
If you have an existing skylight problem, we determine what is actually happening before quoting. We look at the flashing, the head and side details, the roof covering above the unit, the condition of the seals, and the pattern and timing of the water inside, since a condensation pattern looks very different from a flashing leak.
Placement, sizing, and daylight planning

Skylights Almost Never Leak Through the Glass
This is the most useful thing a homeowner can learn about skylights, and it changes what you should do about a leak. When we are called to a dripping skylight, the failure is nearly always in the flashing: the metal system that ties the unit into the surrounding roof covering. Modern skylight units are sealed insulated glass in a factory-assembled frame, tested in laboratory conditions against wind-driven rain. The unit itself is a manufactured product with tight tolerances. The flashing around it is field work, and field work is where variability lives.
The specific failures repeat with remarkable consistency. Someone installed the skylight without the manufacturer's flashing kit and relied on roof cement instead. Someone reused old flashing when the roof was replaced rather than buying the new kit. The head flashing at the top was installed over the shingles instead of tucked under them, so water running down the roof runs straight behind it. Or the step flashing along the sides was omitted and replaced with a continuous bent piece of metal that cannot handle the way shingle courses stack.
The practical consequence is that replacing a leaking skylight without correcting the flashing gets you a new leaking skylight. We have been called out to units that were replaced twice by other contractors and leaked identically each time, because nobody addressed the detail that was actually failing. Diagnosis first, then a decision about the unit. It is a cheaper path and it works.
How Skylight Flashing Is Supposed to Work
A proper flashing system is not one piece of metal. It is a kit with distinct components that assemble in a specific order. At the bottom of the unit sits an apron or sill flashing that directs water out onto the shingles below. Along each side runs step flashing, a series of L-shaped pieces, one per shingle course, each lapped by the course above it. At the top sits a head flashing, sometimes with a saddle or cricket behind it, that takes water coming down the roof and pushes it out to either side of the unit.
Every one of those pieces is installed in sequence with the roof covering, not applied afterward. The step flashing is woven in as the shingles go on, so each piece is held by the course above and covers the course below. This is a layering principle, not an adhesion principle. Correctly done, gravity and overlap do the work, and even if every sealant in the assembly failed completely the water would still shed properly.
That is exactly why sealant-based repairs on skylights are a red flag. When someone has run a bead of caulk or troweled roof cement around a skylight, they are asking a consumable material to do the job the layering was supposed to do. It works until the sealant shrinks, cracks or loses adhesion, and then it fails while also making the underlying defect harder to see. Fresh caulk around a skylight is usually evidence of a problem, not evidence of maintenance.

Curb-Mounted vs. Deck-Mounted: Which You Need
Deck-mounted skylights sit low, attaching directly to the roof deck with the frame integrated into the roof plane. They have the cleaner profile from outside and from inside, they are the more common residential choice on typical pitched roofs, and they use a flashing kit engineered specifically for that low-profile geometry. On a standard shingle roof with reasonable pitch, a deck-mounted unit is usually what we recommend.
Curb-mounted skylights sit on a wooden curb built up several inches above the roof deck, and the unit drops onto that curb. Raising the unit above the roof plane keeps it clear of water flowing down the roof and out of accumulated snow, which matters on lower pitches. Curb mounting is the standard approach on flat and low-slope roofs, where a deck-mounted unit simply is not appropriate, and it is also the answer for retrofitting a unit onto a roof where the existing opening was built with a curb.
Pitch is generally the deciding factor, along with what is already there. On a low-slope porch roof or an addition with a membrane covering, curb mounting is the only sensible approach. On a steeper main roof with asphalt shingles, deck mounting gives the better appearance and a flashing system designed for that condition. Where a homeowner has an existing curb in good condition, replacing with a curb-mounted unit is often the cheapest and least disruptive path.
Replacing a Skylight During a Reroof: Why Timing Matters
If your roof is being replaced and there is a skylight in it, the skylight should be replaced at the same time. This is one of the few pieces of roofing advice that is close to universal, and homeowners routinely decline it to save money in the short term, then pay considerably more later. The reason is the flashing. During a reroof, the shingles are off and the deck is exposed, so a new unit and a new flashing kit can be woven into the new roof exactly as the manufacturer designed. The whole assembly is built as one system.
Doing it later is a different job entirely. Replacing a skylight on a finished roof means cutting into a completed shingle field, removing courses around the opening, retrofitting the flashing into an existing weave, and then reinstalling shingles that no longer have the fresh flexibility they had when they went on. It costs more in labor, produces a result that is inherently more vulnerable at the seams, and disturbs a roof you just paid for.
There is also a lifespan argument. Skylight units do not last as long as a good roof. If your existing skylight has been on the roof for many years and you install a new roof around it, you are all but guaranteeing that the unit will fail somewhere in the middle of your new roof's life, forcing exactly the retrofit described above. Replacing during the reroof aligns the two lifespans and is almost always the cheaper decision measured across the life of the roof.
Condensation Is Not a Leak, and the Fix Is Different
A significant share of the skylight water calls we get turn out to be condensation. A skylight is a large piece of glass in a plane of insulated roof, and its interior surface runs colder than the surrounding ceiling. When warm humid indoor air contacts that cold surface, moisture condenses out, collects at the bottom of the frame, and eventually drips or runs down the shaft. It looks exactly like a leak to a homeowner standing underneath it.
The tells are consistent once you know them. Condensation appears on cold mornings and during cold snaps rather than during rain. It shows up as uniform fogging or beading across the glass itself rather than as water tracking down from one corner. It is worse in bathrooms, kitchens and any room where humidity is generated, and it is worse in tightly sealed homes. A flashing leak, by contrast, arrives with rain, especially wind-driven rain from a specific direction, and it tracks from a particular point.
The remedies are entirely different too. Condensation is addressed by reducing indoor humidity, running bath and kitchen exhaust fans that actually vent outside rather than into the attic, improving air movement around the skylight, and in some cases upgrading to a unit with better thermal performance and a warm-edge spacer. Replacing flashing on a skylight that is condensing accomplishes nothing, and we would rather diagnose it correctly at a free inspection than sell you a repair you do not need.
Sun Tunnels for Rooms With No Roof Above Them
Not every dark room can take a skylight. Interior hallways, closets, bathrooms, stairwells and rooms on the first floor of a two-story house have no direct roof above them, and a conventional skylight is not an option. A sun tunnel, sometimes called a tubular daylight device, solves this with a small dome on the roof, a highly reflective rigid or flexible tube running through the attic, and a diffuser in the ceiling below.
The performance surprises people. A tube of modest diameter delivers a genuinely useful amount of daylight, often comparable to leaving an electric fixture on, and the light quality is soft and even because the diffuser scatters it. The dome is small enough to be almost invisible from the street. Rigid tubing carries light better over distance and around fewer bends, while flexible tubing navigates around framing and ductwork in a crowded attic at the cost of some light transmission.
The installation advantages are substantial. There is no structural framing to cut, no headers to install, no rough opening in the ceiling drywall of any consequence, and no interior light shaft to build and finish. That makes it faster, less disruptive and less expensive than a full skylight, and there is no large glass area to lose heat through in winter or gain it through in summer. For a windowless bathroom or a dark central hallway in an Atlantic County ranch, it is frequently the right answer.

What Skylight Work Costs in Atlantic County

Sun tunnels generally cost less than full skylights because there is no framing or shaft work involved.
For an existing leak, the honest answer is that we cannot price it until we know what is wrong. Reflashing a sound unit is a very different job than replacing a failed unit, and both are different from correcting a head flashing that was installed backward and then repairing the water damage below. The inspection is free and the written price comes after we know what we are dealing with, not before.
Skylights on the Coast: Wind, Salt, and Storms
A skylight is a penetration through the most weather-exposed surface of your house, and in Atlantic County that surface takes sustained ocean wind and salt aerosol. Wind-driven rain during a nor'easter does not fall onto a roof, it is pushed horizontally and upward against every vertical face, which means the head flashing at the top of a skylight and the terminations along its sides are tested in a way that ordinary rainfall never tests them.
That argues for a few specific choices on homes in Atlantic City, Ventnor City, Margate City, Longport and Brigantine. Impact-rated laminated glazing rather than basic glass, because wind-borne debris is a real hazard during a coastal storm. Flashing metal and fasteners specified for salt exposure, since corroded flashing at a skylight is a leak waiting for the next storm. And correct head flashing with a cricket where the unit is wide, so runoff is diverted around rather than pushed against the top of the frame.
Inland, the emphasis shifts. In Hammonton, Folsom, Mullica Township and Estell Manor, the concerns are tree debris landing on the glass, moss and organic growth accumulating at the flashing where a shaded north slope stays damp, and ice building up above the unit during freeze-thaw cycles. Ice and water membrane around the opening matters more in those towns, and so does keeping the roof around the unit clear of accumulated pine litter.
Fixed, Venting, and Solar-Powered Units
A fixed skylight does not open. It is the simplest unit, has the fewest moving parts, costs the least, and has no operating mechanism that can eventually fail. For a room that needs daylight and already has adequate ventilation, a fixed unit is often the sensible choice and the money saved can go toward better glazing.
Venting units open to exhaust hot air and moisture, which makes them genuinely valuable in bathrooms and kitchens and useful in any room that traps heat near the ceiling. Manual venting units operate with a crank or a pole, which is fine at a reachable height and awkward on a cathedral ceiling. Motorized and solar-powered units operate by remote, and solar models install without running electrical to the roof, which removes a real complication and a real cost from the job.
Rain sensors are worth mentioning because they matter more here than in a drier climate. A sensor closes the unit automatically at the first drops, which is the difference between an open skylight being a convenience and being a liability when a summer thunderstorm develops while nobody is home. On the shore, where afternoon storms can arrive quickly, we generally recommend it on any venting unit that will actually be left open.
Framing, Light Shafts, and the View From Inside
Everything above happens on the roof, but what you live with is the ceiling. Cutting a skylight opening means cutting rafters, and cut rafters need properly sized headers to carry the load that was interrupted. This is real structural work, not a matter of sawing a hole, and it is one of the reasons a skylight is not a reasonable weekend project. Getting the framing right also determines whether the finished opening is square and whether the unit sits in a plane.
The light shaft is the tunnel between the roof opening and the ceiling opening, and its shape has a large effect on the result. A straight shaft delivers a focused beam into a defined area. A flared shaft, splayed outward toward the room, spreads light much more broadly and makes the ceiling opening read as larger and more generous. Flaring costs a little more in framing and finishing and it is almost always worth it in a living space.
The shaft also has to be insulated and air-sealed properly, because it is a chase running from a conditioned room up through an unconditioned attic. An uninsulated shaft is a chimney for heat loss in winter and a heat source in summer, and worse, warm moist air leaking up the shaft condenses on the cold surfaces at the top and creates exactly the moisture problem the homeowner will later report as a leak. We insulate and seal shafts as a matter of course.
How Long Skylights Last and When to Replace
Skylight units have a shorter service life than a well-built roof, and the components age at different rates. The insulated glass seal is usually the first thing to go, and when it fails you get permanent fogging or a hazy film between the panes that no amount of cleaning removes. That is a definitive replacement signal. Frames can craze, weather and lose their finish. Gaskets and weatherstripping on venting units harden and stop sealing. Operating hardware wears out.
Older units on this county's housing stock are often plastic domes or single-pane acrylic, which yellow, become brittle and eventually crack under ultraviolet exposure and thermal cycling. Those are worth replacing for reasons beyond leaks: a modern insulated unit dramatically reduces heat gain in summer and heat loss in winter compared with an old acrylic dome, and it looks vastly better both from the roof and from inside.
The signals to act on are fogging between panes, visible cracking or crazing of the glazing, a frame that has deteriorated, a venting mechanism that no longer closes tightly, and repeated leaks that persist after the flashing has been correctly addressed. And the timing signal remains the most important one: if a roof replacement is coming, replace the skylight then. Doing so avoids a retrofit into a new roof later and it is the single easiest way to save money on skylight work.
